Pace of commerical development quickens

The county planning staff has been busy reviewing numerous site plans particularly for projects around the Watkins Centre at routes 60 and 288. Officially, only the Westchester Commons retail site plan has been submitted, but it is generating more activity in its wake.

"Other site plans are expected later this month or in January," said Planning Administrator Greg Allen. In the northwest quadrant, 870,000 square feet of retail is planned on 132 acres. Part of the planning process includes the road network.

Across Route 60 in the southwest quadrant where most of the office and office/warehouse development is planned, Village Bank is expected to submit its site plan for a new headquarters.

Heightened activity is also going on for Hancock Village on Route 360 across from Woodlake. Atlantic Realty Investments is seeking administrative approval of its site plan of a 534,000-square-foot shopping center anchored by an upscale Wal-Mart and JCPenney.

Other retail

A 1,600-square-foot drive-in Sonic restaurant wants to locate at 13850 Raised Antler Circle near the Deer Run Village Shopping Center.

Two companies are requesting administrative approval for three retail buildings of about 34,000 square feet on Redwater Ridge Road in the southeast quadrant of Route 10 and I-95.

Bogese Companies wants to build three buildings totaling about 24,000 square feet located at 11550 Robious Road near Huguenot Road.

Panera Bread will reconfigure 13,000 square feet in what was once the Great American Buffet Restaurant in the Breckenridge Shopping Center to include other retail shops.

Wawa wants to locate a 6,300-square-foot convenience store and gas station at 9900 Midlothian Turnpike.

County building

Chesterfield County has several projects being reviewed by the planning staff including the replacement for Clover Hill High School at Genito Road and Route 288. The 202,877- square-foot building will replicate Cosby High School and open in the fall of 2010.

The Domestic and Juvenile Courts Building will get a 13,000-square-foot addition including realigning the entrance drive.

The General Services Department will build an 18,000-square-foot warehouse in the southwest corner of Courthouse and Krause roads for fire logistics.

The Parks and Recreation Department is adding two fishing piers and a parking lot as phase two in Lake Chesdin Park at Lake Chesdin Park Road and Chesdin Green Way.

Multifamily

The James Doran Company has submitted its redesign of Winterfield Road from Route 60 to the railroad tracks, which is one of the commitments it made for nearby Winterfield Village and multifamily rezoning.

Rivermont Associates, LLC is seeking administrative approval of a site plan for a mixed-use development with 370 apartments, 57 condos and approximately 33,000 square feet of commercial use in the southeast quadrant of Route 10 and I-295.

Office/warehouse

Bradley Mechanical wants administrative approval of a site plan for an 8,000-squarefoot office/warehouse located along the south line of Virginia Pine Court east of Whitepine Road.

Elder-Puckett Properties is building two office/warehouse buildings of approximately 35,000 square feet located at 3601 Hendricks Road.

Chesterfield Trading Company requests administrative approval of a site plan for an outside covered storage area including 7,650 square feet northeast of the intersection of Galena Avenue and Jefferson Davis Highway situated on approximately .82 acre.

Other

Charter Colony wants administrative approval of a site plan for an 1,800-square-foot pavilion with restrooms, a recreation field and playground and a parking lot located on the south side of Charter Park.

Millwood School wants approval to put a baseball diamond at 15100 Millwood School Lane.
