PUBLIC NOTICE The Board of Zoning Appeals of Chesterfield County, on Wednesday, June 6, 2007, beginning at 1:00 p. m., in the Public Meeting Room at the Chesterfield County Administration Building, Chesterfield, Virginia, will consider the following:

07AN0326: In Matoaca Magisterial District, STARRIE JORDAN requests a 278 square foot Variance to the 7,000 square foot lot size requirement in a Residential (R-7) District and amendment of zoning district map. The density of such amendment is approximately 6.67 units per acre. The Comprehensive Plan suggests the property is appropriate for residential use of 4.0 units per acre or less. This property is known as 21509 Pannil Street. Tax ID 796-610-0846 (Sheet 45). 07AN0327: In Matoaca Magisterial District, C. BRIAN AND BONNIE G. LONON request a Variance to use a parcel of land which has no public road frontage for dwelling purposes in an Agricultural (A) District and amendment of zoning district map. The density of such amendment is approximately 0.67 units per acre. The Comprehensive Plan suggests the property is appropriate for residential use of 1-5 acre lots. This property is known as 16729 Sandy Ford Road. Tax ID 775-626-6262. Access will be across Tax ID 775-626-Part of 7668 (Sheet 40).

07AN0329: In Matoaca Magisterial District, ROGER H. HABECK requests a Variance to use a parcel of land which has no public road frontage for dwelling purposes in an Agricultural (A) District and amendment of zoning district map. The density of such amendment is approximately 0.13 units per acre. The Comprehensive Plan suggests the property is appropriate for rural conservation use. This property is known as 10701 Woodpecker Road. Tax ID 750- 642-Part of 7281. Access will be across Tax IDs 747-643-Part of 4639, 750-644-Part of 3565 and 752-664-Part of 9691 (Sheet 32).

07AN0330: In Bermuda Magisterial District, RYAN K. SHORT requests a Variance to use a parcel of land which fronts on a dedicated but unimproved public road for dwelling purposes in a Residential (R-7) District and amendment of zoning district map. The density of such amendment is approximately 3.33 units per acre. The Comprehensive Plan suggests the property is appropriate for residential use of 2.51-4 units per acre. This property is known as 2940 Key Avenue. Tax ID 789- 678-3018 (Sheet 18).

Copies of the above are on file in the Planning Department at the Chesterfield County Community Development Building, 9800 Government Center Parkway (1st Floor), Chesterfield, Virginia, for public examination between the hours of 8:30 a.m. and 5:00 p.m. of each regular business day. Detailed information relative to uses permitted and development standards for particular zoning districts can be found in the Chesterfield County Zoning Ordinance which is available in County Libraries, the Planning Department and on the Planning Department Internet site. Additionally, staff 's "Request Analyses and Recommendations" can be accessed through the Internet site approximately one (1) week prior to the public hearing.
